We can provide documents to meet our clients particular requirements or to our own 'standard' format based upon BSRIA recommendations, which has been developed from our experience and draws upon an extensive data base arising from previous projects. We are always prepared to meet special requirements as to specific needs and presentation.

To meet current requirements all our manuals are normally supplied in a digitalised portable document format which facilitates easy navigation and incorporation of imported literature. This format provides features that enables full integration with clients computerised data based systems on an interactive basis.

The manual is normally provided on CD-ROM, however the format facilitates being loaded onto the clients website providing total remote access facility with coded entry for full security. The system is user friendly and training can be incorporated into any work package.

Residential User Instructions

The provision of quality documentation for residential properties to enable user/occupiers to operate installed engineering services has been found to reduce after occupation service call outs. We can prepare non technical instructions either in booklet form or individual laminated sheets, incorporating the essential information which any user requires as how to operate, care for the equipment and set timing parameters and the actions to be taken in an emergency.

The services typically covered would include:

  • heating/ventilation/air conditioning
  • small power and lighting
  • domestic hot and cold water services
  • sanitary plumbing
  • security and access
  • fire alarm
  • audio/visual media systems.

Each instruction would be individually produced for each dwelling and can incorporate photographs of the actual installation, indicating the location of control equipment and means of isolation of services.

Building Energy Log Books

The Building Regulations 2000: Approved Document L2 require Log Books to be issued to the owner and/or occupier which give details of the installed building services and controls, their method of operation and maintenance and any other details that collectively enable energy consumption to be monitored and controlled. CIBSE has provided guidance on the implementation of the energy log books in Technical Memoranda TM31, with the recommendation of their production by a specialist author. As part of our service we can offer the production of the Building Energy Log Books to comply with the current regulations in conjunction with the services designer. These can be provided for new projects or retrospectively prepared for existing installations, subject to availability of design information and data.

Building Fabric

new building construction We can prepare manuals covering the construction, building fabric, finishes and fittings incorporating health and safety information, COSHH data specific to the safe operation, cleaning and maintenance of the completed building. The manual would Incorporate detailed schedules of all materials and components with listings of all associated manufacturers and suppliers.

This document will satisfy the record and information requirements placed upon the principal contractor for incorporation in the Health and Safety in compliance with CDM - Construction (Design & Management) Regulations 1994.
